Landlord & Rental Property Insurance in Ohio
A rental house needs a different policy than the home you live in. Whether you own one rental, a duplex or several doors, we’ll help you protect the building, your rental income and your liability.
What a Landlord Policy Can Cover
The Dwelling
The rental house or building itself, from fire and wind to other covered losses.
Other Structures
Detached garages, sheds and fences on the rental property.
Loss of Rental Income
Replaces the rent you lose while the property is being repaired after a covered loss.
Landlord Liability
Protection if a tenant or visitor is hurt because of the condition of the property and you are held responsible.
Your Property at the Rental
Appliances, lawn equipment and other items you provide for tenants.
Optional Coverages
Vandalism, theft of landlord property, water backup and building ordinance coverage, depending on the carrier.
Renovations, Fix & Flip and Vacant Properties
Buying a property to renovate, flip or get rent-ready? A standard landlord policy often isn’t built for a home that’s vacant or under construction. We work with carriers, including Steadily, that offer coverage designed for renovation projects, fix-and-flip investments and vacant properties, so you’re protected from the day you close until the property is sold or rented.
Common Gaps We Look For
- Tenant belongings. A landlord policy doesn’t cover your tenant’s property. Requiring renters insurance in your lease protects them and reduces disputes.
- Vacancy. How a policy handles a vacant property varies by carrier. Let us know between tenants so you aren’t caught off guard.
- Short-term rentals. Airbnb and other short-term rentals usually need different coverage than a long-term lease.
- Older homes. Replacement cost versus actual cash value can make a big difference on an older rental. We’ll help you choose what fits.
- Liability limits. If you own several rentals, an umbrella policy can add an affordable extra layer over all of them.

Can I keep my homeowners policy if I rent out my house?
Generally no. A homeowners policy is written for an owner-occupied home. Once you rent it out, you typically need a landlord (dwelling) policy instead.
Does landlord insurance cover my tenant’s belongings?
No. Your tenants need their own renters insurance for their belongings and personal liability.
What happens if my rental sits vacant?
It depends on the carrier. Some policies limit coverage once a property has been vacant for a while, so call us between tenants and we’ll make sure you stay protected.
Will an umbrella policy cover my rental properties?
It can. A personal umbrella can extend liability protection over your rentals when the underlying policies meet the umbrella carrier’s requirements.
Do you insure short-term rentals?
Some of our carriers can. Short-term rentals need different coverage than a standard lease, so talk with us before you list the property.
Can you insure a fix-and-flip or a house under renovation?
Yes. Homes that are vacant or under renovation usually need specialty coverage. We work with carriers, including Steadily, that write policies for renovation and fix-and-flip projects.
Coverage, discounts and availability vary by carrier and are subject to underwriting. This page is general information, not a policy contract.
